A New York tenant says she unknowingly became part of an alleged rent scam after discovering that a stranger’s name appeared on her apartment records. She had lived in the rent-stabilized apartment for about three years, paid rent through her landlord’s management company and had an official lease. The discrepancy only came to light when her DHCR records surfaced during a housing court proceeding.
The story was shared by TikTok user court0o0 and drew significant attention from viewers. After posting about her experience, the tenant said other renters also contacted her with claims of finding similar discrepancies in their own housing records.
According to the tenant, she checked her paperwork and discovered that her name was missing from the DHCR records. Instead, a man’s name she did not recognize was listed as the legal tenant for the entire period she had been living in the apartment.
She also noticed that the legal rent recorded in the paperwork was about $200 less than what she had been paying each month. The tenant described what she believed happened as an “illusory tenant” scam, in which a landlord allegedly lists another person as the legal tenant and reports a lower rent to housing authorities while charging the actual renter more.
